Be advised that the best real estate agent is not the one who flashes and pepper their face on TV or advertise on local print media. No. the best real estate agent is the one who keenly listens to their clients and who works diligently and keenly in order to achieve the best possible results. It is the professional who has strong knowledge and understanding of the local and international real estate market condition, the one who is up-to-date with relevant legislation, and who is well versed with property inventory.

First and foremost, you should look at the listing signs in your local papers to see whose names appear on the property listings that sell fast. Needless to mention, the professionals mentioned there are result oriented and they will be more effective than a mere agent who has large volumes of property listings but not making any positive progress.

Is your real estate agent a realtor or not? Be advised that there is a significant difference between a real estate agent and a realtor in that a Realtor is a real estate agent who has joined the National Association of Realtors. Note that the association of Realtors has strict Code of Ethics, which is stricter than the existing legal requirements, and all Realtors are expected to adhere to. At the most basic level, the Code of Ethics clearly stipulates the standards that ought to be followed.

Agents generally rely on word of mouth, referrals from former clients who have had success previously. Thus, when looking for the best and most professional real estate agent, the first place to check is with your friends, co-workers, neighbors, family members, and mortgage brokers. You can also get a word of mouth from other agents who don’t specialize within the services that you want. While on it, you might want to mention the names of some reputable agents that you are considering, just to ensure that your friends or acquaintances have not heard any negative reports about their professionalism or their code of conduct.

Rest assured that a happy associate or client will never hesitate to suggest or commend an agent. The other reliable way to get a good real estate agent is to browse online for profiles of agents employed by reputed real estate companies in your locality. You might also want to check out for open houses that such companies normally hold where you can interact with the agents and get their contacts or business cards.

Simply put, knowing how to find a reliable and professional real estate agent will ensure you have a smooth sailing property buying or selling process.

Poipu real estate market

The Poipu real estate market, one of the more tourist-oriented portions of the larger Kauai real estate market, may be starting to emerge from the economic recession. According to a May 8, 2010 article in the Garden Island, “Foreclosures are on the rise and buyers are scooping up properties across the island, recent statistics show, but the two may not be correlated, said University of Hawaii-Manoa Associate Professor of Economics Dr. Carl Bonham Friday.” The piece, written by Coco Zickos, continued to note that “The number of sales for the first quarter of 2010 was almost 70 percent higher than last year, according to Multiple Listing Service. ‘Many of the sales have been influenced by the need to compete with the multitude of short-sale offerings (homes sold for less than what is owed)…thus the sales price reflect this,’ said Kauai North Shore Properties Principal Broker Dennis Toth.”

A second article in the Garden Island reported positive news for Poipu homes for sale, which may see a rise in interest as the economy recovers. According to this May 15, 2010 article, “Slipping back into a recession is unlikely, according to a recent report from First Hawaiian Bank. Apparently the recession is over, some economists say.” The piece, also composed by Coco Zickos, went on to say that “Employment is also reflected in the visitor industry, Boonham said. ‘As long as we keep adding jobs, we’re going to’ continue to see recovery, he said. But if ‘people start worrying about their jobs again,’ they will be less inclined to travel. Since visitor arrivals rose in March on Kauai by some 8 percent and spending for the state is around 20 percent higher than it was at its lowest point, there is ‘good reason to believe we’ve past the bottom,’ Bonham said.”

One particular investor, Summit Pacific, increased its holdings of Poipu real estate in a recent auction. According to a May 12, 2010 press release, the group obtained “The Nihi Kai Villas 833 is a spacious resort at Poipu Beach, offering a brilliant view of the coastline and the mountains and located very near Brennecke Beach and Poipu Beach County Park.”
